As many people begin the new year with resolutions to improve their health, organization and finances, experts say routine home care plays a major role in achieving all three.
According to housing and real estate professionals, regular home maintenance helps create a healthier living environment, extends the life of a home and protects long-term property value. Planning ahead for upkeep — and unexpected repairs — can reduce costly emergencies and spread expenses more evenly throughout the year.
Research from the U.S. Department of Energy and the Environmental Protection Agency indicates nearly three-quarters of existing homes are expected to still be in use by 2050, making maintenance increasingly important.
“Maintaining the homes that we have is really essential to protecting our health and our well-being,” said Amanda Reddy, executive director of the National Center for Healthy Housing.
Experts note that Americans spend about 90 percent of their time indoors, much of it at home, making everyday maintenance just as important as major repairs. Tasks can range from addressing leaks, pests and structural issues to simple actions like cleaning surfaces, improving ventilation and replacing clogged filters.
Seasonal maintenance is especially critical, as homes face different stresses throughout the year. Spring and summer are ideal for checking air conditioning systems, cleaning dryer vents, inspecting plumbing and electrical systems, and completing painting or remodeling projects. Fall and winter maintenance should focus on heating systems, air quality, sealing drafts, pest control, roof and chimney inspections, and ensuring smoke and carbon monoxide detectors are working properly.
Experts emphasize that preventative maintenance does not need to be perfect to be effective.
“At the end of the day, doing any preventative maintenance at all matters more than doing it perfectly,” Reddy said. “Seasonal upkeep helps catch problems before they become more serious.”
By staying proactive, homeowners and renters alike can support healthier living spaces, avoid costly repairs and protect one of their most valuable investments year-round.
